The Barnstead: Where Country Charm Meets Family Comfort
Welcome to The Barnstead, our newest and most character-packed vacation rental. Housed in a beautifully restored barn, this spacious retreat comfortably accommodates up to 10 guests. Inside, you’ll find:

One king bedroom with plush bedding

A fun-filled bunk room with two twin-over-queen beds and one twin-over-twin

Two full bathrooms, a large vanity area, and farmhouse-style finishes

A full kitchen, comfy lounge space, oversized dining table, and bar seating for memory-making meals

Cow print curtains and charming décor that’ll make you smile every morning

What is the address?

The Barnstead is located at 1540 US HWY 90A, Sheridan, TX 77475. When you enter with the code given at check out you will follow the driveway down and The Barnstead will be on your right at the end of the driveway.

What time is check-in and check-out?

Check-in is at 3pm and check-out is at 11am. We do allow early check-in and late check-out at no additional charge, but this is based upon availability. Please contact our Guest Service department to confirm availability before your visit.

How far in advance should I make my reservation?

We recommend that reservations be made as soon as possible to ensure availability. Weekends tend to fill up quickly, especially during the summer. All reservations are done on a first come basis. All reservations require payment in full with credit card.

Are there grills or fire pits for campfires available?

Each campsite at the Barnstead features a fire pit for grilling, cooking, or simply enjoying a cozy fire. While campfire supplies are not provided, they can be purchased at our on-site Camp Store. Please be aware that campfires are prohibited during burn bans. Check with our Guest Service department or inquire upon check-in for the current status.

Are the attractions listed included with my campground reservation?

Yes with the exception of our paid amenities, laser tag, putt putt, and water sports.

Are linens provided?

Linens and towels are provided at no additional charge.

Do you offer any discounts on campground reservations?

Yes! Current Splashway Season Pass holders as well as active military and veterans can receive 10% off their reservation. *Valid Military ID required at check-in for discount to apply.

Are waterpark tickets included with my campground reservation?

No, waterpark tickets are sold separately and can be purchased online, at the Camp Store, or at the Splashway Waterpark entrance.

Are pets allowed?

We do not allow pets at the Barnstead.

Is there a minimum on the number of nights I can book?

During the week, Sunday – Thursday, we do not require a minimum nights booked. However, on weekends, Friday and Saturday, we do require you book 2 nights with a Friday check-in.
